Before you commit

An offer or reservation may already create obligations. We review the price, deadlines, financing and refund conditions before a payment is made. Your NIE and any power of attorney should be prepared early.

We compare the title, Land Registry and cadastral records and examine mortgages, charges, community fees, local taxes and planning documents. A technical inspection can complement the legal checks when the building’s condition warrants it.

Contract, payment and completion

The agreement should clearly address deposits, conditions, keys, contents and costs. Before the notarial deed is signed, we update the relevant checks and coordinate payments and documents with the parties involved.

EU RESIDENTS AND SPAIN

For clients resident in the EU

Your country of residence, nationality and family circumstances may point to different legal and tax requirements. We establish the facts and coordinate your Spanish matter with the relevant advisers.

  • Prepare your identity, address and matrimonial or partnership documents from the country concerned. EU residence does not make every foreign document automatically usable in Spain.
  • Arrange evidence of funds and financing early. A cross-border bank transfer does not replace the Spanish bank’s and notary’s source-of-funds checks.
  • Tell us whether you live in Spain or another EU country. Ownership, immigration status and tax residence are separate questions.
  • We provide the Spanish completion and tax documents for your adviser in your country of tax residence.

Does the Spanish notary carry out every check?

The notary performs the legal checks associated with the deed. This does not replace the full legal, planning and contractual review carried out for the buyer.

Can I complete without travelling?

An appropriately drafted notarial power of attorney often allows representation. Its wording and use in Spain should be agreed well before completion.

When should I request a quotation?

Ideally before reserving or signing. Send the available property documents so we can define the scope of the work and the expected steps.

Does EU residence replace the Spanish purchase checks?

No. We still examine the property and the individual documents. Residence, nationality, the source of funds and any authorisation requirements are separate matters.

Will you work with my adviser abroad?

Yes, where appropriate and with your agreement. We coordinate the Spanish documents and steps with your own qualified adviser, who remains responsible for advice and filings in their jurisdiction.
